Please note, reports mentioned have all been paid for by the past and/or current owners of Broadwater Tower, owners are entitled to receive a copy of them.  Please contact the Body Corporate Manager for a copy if you are an owner and interested to see what your money has been spent on.

Many owners would like to see the committee freely share this important information about their homes with them without owners having to request the documents, and often owners have not been informed of the documents available to them.

This is to assist owners in their enquiries.

Please also remember, existing owners wishing to sell their properties have an obligation to disclose any identified issues to potential buyers.

General Building Condition Report – 12 December 2020 vs 7 January 2021

  • Reports are essentially the same with some minor changes
    • page 13 “indicates” in December report changed to “indicated” in January report
    • starting page 20, figures shown in the December report have been spaced out in the January report,
      • creating 3 additional pages to the report
      • it appears only the format has changed and all content remains the same
    • Last page of the report – Sundry Items “not considered structurally significant at this point”
      • Minor changes to recommendations
      • Inclusion of 2 additional minor observations reported by Committee

  • Referred to and waved in the air by the Chairperson at the 1 February 21 Committee Meeting, but was not included with the minutes of meeting as required by legislation
  • All owners are entitled to request a copy from the Body Corporate Manager

    • Owners notified within 7 days (Report date: 12 December 2020)
