The Mission of BWTCOG.com website is to look at how to best incorporate everyone’s uniqueness, expertise and experience to achieve a harmonious, peaceful, happy community where we can enjoy the facilities and each other’s company knowing that our investment is being properly maintained.
Part of this is to provide education of the legislative requirements to be met, transparency of expenses and information regarding large maintenance items requiring attention in the near or later future that must be funded by owners.
Forward Planning of future maintenance requirements is what will prevent or minimise the need for a special levy to be raised.
Fairness for past, present and future owners is also an important factor to consider when looking at distributing costs of maintenance to owners.
A Body Corporate is exactly the opposite of a company in the way it operates. The real
power is with the lot owners and is reserved for general meetings where all owners are
invited to a meeting and may vote on issues. The Committee has limited powers—really just
enough for them to implement the decisions of the Body Corporate made at general
meetings. The Chairperson has virtually no power—quite simply this person just chairs the
